Where is Waterside?

Waterside is a gated community located on the south end of Fort Myers Beach within the Bay Beach neighborhood. Waterside features over one mile of waterfront property located on Estero Bay and Buccaneer Lagoon with views of the Gulf of Mexico.

 

What is going to be built?

Manatee Bay, the newest luxury high-rise tower residence, was completed in early 2008. Waterside will include eight, 10-story over parking, luxury residential condominium buildings. 7 of the 8 buildings are now complete. How many and what size are the residences?

Each building offers between 54 and 58 condominiums. Floor plans range from 1,390 square feet with two bedrooms and two baths to 2,300 square feet with three bedrooms, a den and three baths. Penthouses range from approximately 2,600 square feet with three bedrooms, a den and three baths to 3,600 square feet with four bedrooms, a den and four and ½ baths. There are many variations of floor plans to choose from. Each residence includes a screened-in terrace.

 

What amenities are available?

Waterside at Bay Beach features four pools and four spas in a tropical setting. Some pool areas have waterfalls, disappearing edges and private cabanas. Two private hydro-grid tennis courts are constructed in the heart of Waterside. Each building has its own private social room and separate exercise room. Guest suites may be available. Under building parking is included with every residence. Deep water, Gulf Access Boat Slips are available for purchase.

 

How far am I, as a resident, from the beach and how do I get access?

The world-renowned beaches on beautiful Ft. Myers Beach are located directly across from the Waterside at Bay Beach community on Estero Boulevard. A walking path, which is an access point deeded to the community, leads directly to the beach.

 

What about the boat slips?

Forty-two floating deep-water, gulf access boat slips are constructed and adjacent to Waterside. Slips are approximately 20 feet by 55 feet or 20 feet by 60 feet. Quick access to the Gulf of Mexico is through Big Carlos Pass which is less than 1 mile from our slips. Each slip is served with water, 50 amp electricity hookup, and telephone. Where can I see the floor plans?

Floor plans can be found on our web site or on-site at the sales center located at 4530 Bay Beach Lane. Office hours are from 9 a.m. to 5 p.m. Monday thru Saturday and 12 p.m. to 5 p.m. Sunday.

 

What is the rental policy?

Rentals are a minimum of thirty days, twelve times per year.

 

Are pets allowed?

Waterside is a pet friendly community. Dogs must be on leashes and owners should pick up after their pets. Each high-rise tower has its own pet limits. Contact your sales associate or association rules and regulations for details.

 

Type of construction.

The buildings will be of post-tension concrete floors, concrete exterior walls which are stuccoed and then painted. Each building is engineered to the current building codes. Interior standard features include a choice of granite kitchen countertops, a choice of floor coverings, wood cabinetry and appliances. Our Design selections are on-site and your sales associate is available to help you choose the luxury options in your new home.

 

How long does it take to build a building?

Typically it takes 18 months to construct a building this size. Site preparation is followed by piling installation. Once the foundation is complete, a floor is erected every ten days. Interior and exterior finishes are worked on simultaneously to complete the residential building. Homeowners may close when parking and landscaping is installed.

 

Is financing available?

SunTrust is our construction lender and has many financing plans available. Many other banks and mortgage companies have provided financing to our homeowners.

 

How do I buy a residence?

Contact a sales representative by calling 1-800-765-6410 or 239-765-6400. Each building within Waterside is registered with the State of Florida Division of Land Sales and Condominiums. The purchase agreement for a new or pre-construction condominium, provides for an initial $5,000 deposit followed by a supplemental deposit after 15 days of review. These deposits will total 10% of the purchase price and will remain in an escrow account until closing. A second deposit of 10% is due 30 days prior to the commencement of construction or 45 days after the initial contract signing if construction has already commenced. A final 5% deposit is due when the top floor of the building is erected. Deposits in excess of the first 10% may be used by the developer for the construction of your building. The balance is due at closing.
